A guide to sprinkler systems: What do they do and where are they installed?

Sprinkler systems are designed to prevent the spread of fires and aid the safe evacuation of people from buildings. They are never designed to be the only source of fire protection – they are in addition to smoke detectors and other types of fire extinguishers.

The type of sprinkler system will depend on the system itself and the type of application needed for a particular building.

A sprinkler typically comprises a detection element, the sprinkler heads and the water supply system that feeds the sprinklers. The sprinklers are activated when the heat sensor element detects a rapid rise in temperature – the settings for activation will vary depending on the property and settings.

Using fire safety specialists when installing sprinkler systems

  • The areas where sprinkler heads are to be installed
  • The source of the water supply and the water pressures required
  • Where the water pipes are to be located
  • Whether the system is to be connected to a building information system

Importantly, the system must comply with building regulations – not all buildings are suitable for sprinkler systems, and for some buildings it is mandatory.

How do sprinkler systems work?

Sprinkler systems automatically activate when the heat-sensitive element of a sprinkler head reaches a set temperature. The element, usually a glass bulb, will shatter and the water will then escape in a specific pattern across the area in order to control or put out the fire.

Typically, sprinklers will be localised, only releasing water in the areas where the sensor has detected a rise in temperature. This helps to minimise damage if the fire is small and localised.

Activation of the sprinkler system can also trigger fire alarms automatically if required.

What types of properties should install sprinkler systems?

Sprinkler systems can be installed in most types of properties. Osprey’s survey will identify the type of system required or indeed, the reasons why one can’t be installed.

As long as the building has the correct water supply and the installation will comply with building regulations, sprinkler systems can be installed in:

Commercial buildings: Shops, offices, cafes and restaurants, warehouses and storage facilities

Healthcare: Hospitals, surgeries, clinics, care homes

Public buildings: Museums, cinemas, libraries, government buildings, schools, colleges and universities, travel terminals

Hospitality venues: Hotels, leisure facilities, sports centres, theatres, stadiums

Industrial: Factories, manufacturing plants, food processing
